Vent, skylight & A/C surround repairs — the #1 source of RV leaks

More than half of the leaks we see come from exactly one place: the seal around a roof-mounted fixture. The factory butyl tape under your vent flanges and A/C base dries out over time. The lap sealant around your skylight cracks and pulls away. A tiny gap — sometimes invisible from the ground — is all water needs, and on a flat RV roof it has time to find every gap before running off.

We don't just re-caulk the outside edge. We remove the failing sealant, replace the butyl tape under the flange if needed, and seal every penetration with commercial-grade reinforced flashing tape. That's the difference between a repair that holds for a season and one that holds for a decade.

Flashing repair — where membranes meet edges and penetrations

Flashings are the reinforced transitions where the roof membrane meets walls, vents, edges, and any penetration. They take the most mechanical stress of any part of the roof — constant thermal expansion and contraction, wind movement, and foot traffic pressure. When factory flashings fail, water gets under the membrane.

We use 45-mil commercial-weight EPDM and TPO reinforced flashing tape — not the thin consumer-grade roll from the RV parts store. These are the same materials used on commercial flat roofs, bonded properly so there's no exposed adhesive edge to lift in the cold.
